Protection of buildings

The residential properties associated with the former station help to tell the story of the history & development of Rochdale and contribute to the significance of the Maclure Road Conservation Area.  The residential terraces are particularly architecturally attractive and their frontages are largely unaltered.

1a. Would you support the Council if they were to remove the permitted development rights to the frontages of the residential properties to ensure this character is maintained?

Explainer: This would include removing permitted developments rights for window alteration & replacement and the erection of porches, requiring planning permission to be sought for these changes in the future.

1b. Would you support the Council if they were to remove permitted development rights to the rear of the residential properties to ensure this character is maintained?

Explainer: This would include the erection of single storey rear extensions and outbuildings, requiring planning permission to be sought for these changes in the future.

1c. Would you support the Council if they were to remove the permitted development rights to the roofs of the residential properties to ensure this character is maintained?

Explainer: This would include additions and alterations to roofs & chimneys, rear dormers and upward extensions, requiring planning permission to be sought for these changes in the future.

1d. Would you support the Council if they were to remove the permitted development rights regarding the erection and installation of fences, gates and walls and alterations to boundary treatments to the residential properties to ensure this character is maintained?

Explainer: This would result in the requirement for planning permission to be sought for these changes in the future.

1e. Would you support the Council if they were to remove the permitted development rights for other changes such as exterior painting, installation of satellite dishes, CCTV, microwave antennae, flues, electric vehicle charging points and the laying of hard surfaces in the curtilage of residential properties to ensure this character is maintained?

Explainer: This would result in the requirement for planning permission to be sought for the installation these features in the future.

1f. Do you agree that the pride and sense of place within the Maclure Road Conservation Area should enable the Council to work positively with property owners to develop design guides and summaries of planning requirements to continue to safeguard these heritage assets?
